At Prestige Build & Management, we're experts in roof replacements in London
“The sky's the limit if you have a roof over your head.” - Sol Hurok
A secure, watertight roof is one of the most important parts of any home. Water damage is a major cause of homes deteriorating over time, and it can build up slowly without being noticed. A sound roof protects everything beneath it, and it gives any future buyer peace of mind that the house is dry and free from rot and damp.
Replacing your roof also makes an enormous difference to how your property looks and feels. It's a chance to add real value and to deal with any structural issues at the same time. That includes upgrading insulation, improving drainage, repairing damaged brickwork and chimneys, renewing worn flashing and adding new roof windows. Better insulation reduces heat loss, which is good for the environment and cuts your fuel bills.
Roof windows are also a great way to let light flood in, making the space below feel lighter, bigger and brighter while making your home look and feel amazing.
Signs your roof needs replacing
• Damp patches or water stains on ceilings and upstairs walls
• Slipped, cracked or missing slates and tiles, especially after a storm
• "Nail sickness" on slate roofs, where corroded nails let slates slide out of place
• A sagging or uneven roofline
• Daylight showing through the roof boards from inside the loft
• Crumbling chimney stacks, loose pointing or failed lead flashing
• Repeated repairs on a roof that keeps leaking
Many Victorian and Edwardian homes in South East London still have their original roof. If yours has had years of patch repairs, a full replacement is often better value in the long run.

Roof replacement FAQs
How do I know whether I need a repair or a full replacement?
If the problem is limited to a few slipped tiles or one area of flashing, a repair may be enough. If the roof keeps leaking, has widespread nail sickness, sagging or failing timbers, or is still the original covering on an older house, a full replacement is usually the better long-term investment. We'll inspect your roof and give you an honest recommendation.
How long does a roof replacement take?
A typical roof replacement on a terraced or semi-detached house takes around [X–Y weeks – please confirm], depending on size, access and the weather. Scaffolding goes up a few days beforehand. We'll give you a clear programme before we start.
What happens if it rains during the work?
We only strip as much of the roof as we can protect at any one time. Exposed areas are covered with temporary waterproof sheeting at the end of each day and whenever rain is forecast, so your home stays dry throughout.
Do I need planning permission to replace my roof?
Usually not, if you're replacing the roof like-for-like with similar materials. If your home is in a conservation area or is listed, or if you want to change the materials or the shape of the roof, you may need permission. We'll check before any work starts.
Does a new roof need to meet Building Regulations?
Yes. Replacing more than a quarter of a roof's covering is controlled work under Building Regulations, and this usually means upgrading the insulation to current standards. We take care of this and provide the certification you'll need when you sell your home.
Can I stay at home while my roof is replaced?
Yes. Almost all the work happens outside from the scaffolding, so you can carry on living at home as normal. There will be some noise during the day, and we keep the site tidy and secure.
Can you add roof windows at the same time?
Yes. Adding roof windows while the roof is being replaced is simple and cost-effective. They bring natural light into the loft or the rooms below. Most roof windows can be added without planning permission, as long as they don't stick out more than 150mm from the roof slope.
How much does a roof replacement cost?
The cost depends on the size and pitch of the roof, the materials you choose, the condition of the timbers and chimneys, and access for scaffolding. Send us your details and we'll give you an estimate, followed by a detailed, fixed quotation after we've inspected the roof.
